1. Renovations With the Next Buyer in Mind
The current market is driving a lot of homeowners to make changes to their homes that will appeal to potential future buyers. I am a big fan of this concept because life changes and your home is a big investment. You can always personalize and be creative with your furnishings.
2. Warmer, Cozier Changes
2024 will show us renovations with a warmer, more welcoming home in mind. People will stop going with industrial-looking renovations. Designers are predicting warm and contrasting colors and materials – shelving units instead of built-ins, and sustainable materials like reclaimed wood, cork, recycled plastic, and glass.
3. Smart Home Integrations
Even if you’re not making any changes with the plan to eventually sell, smart technology is a great way to upgrade your home. This can include smart switches and outlets to improve convenience, upgrade your energy efficiency and allow to manage your home from a mobile app. Along with lighting, you can look at installing a smart thermostat to your HVAC system.
4. Tile Upgrades and Fixture Replacements
This is my favorite way to update a home. Updating a backsplash or bathroom floor is a simple and relatively inexpensive way to breathe new life into your home. Changing out the faucets, cabinet hardware and lighting are also great to consider.
5. Multi-Functional Spaces
While open floorplans remain a divisive design concept, multi-functional, or “flex spaces” as I like to call them when listing a home, aren’t going anywhere in 2024. That old, formal living room can now become an alternate family room and study. The old formal dining room a playroom or gym. Utilizing the space under the stairs can add a whole new storage or play space. The laundry room can become a mud room or drop zone with some clever storage ideas.
6. Outdoor Living Areas
This has taken off massively in new home construction. I’ve been in model homes where you walked from the living room through massive retractable sliding glass doors to the outdoor living area and I didn’t realize I was even living the home. With outdoor fireplaces, kitchens and entertainment, you truly are able to create effortless indoor/outdoor living. Add an outdoor sofa, rug and TVs and you have a second Great Room.
7. Color Drenching
Adding a layer of paint is a wonderful project on a budget. Designers predict that 2024 will be the year people will start to go all-in on their favorite hues. This is called color drenching, which is the act of using one shade on every element of a room. Color drenching a tiny space like a powder room can make it a real feature. Going all-out in a larger space can make it feel cozier. Try colors along the lines of sage green, ocean blue or terracotta.
