Hidden in Summerlin – What We Discovered in the Back Bowl

An exciting new community is taking shape behind Ascension in Summerlin South—and unless you know where to look, you might not even realize it’s there.

.

Back Bowl Summerlin may be one of the area’s best-kept development secrets. Tucked behind Ascension in Summerlin South, an enormous stretch of desert land is being transformed into what is expected to become Ironstone, an exciting new community by Pulte Homes. And unless you know where to look, you might not even realize it’s happening!

This is one of those discoveries.

While filming drone footage for our recent Ascension video in Summerlin South, we noticed something interesting tucked away behind the community: an enormous stretch of desert land with extensive grading already underway.

Naturally, we had to investigate!

What we found was an impressive new development in an area known as the Back Bowl, soon expected to become Ironstone by Pulte Homes.

And judging by the scale of the work already happening, this is one Summerlin development worth keeping an eye on.

Where Is Summerlin’s Hidden Back Bowl?

Tucked southwest of Ascension, near Town Center Drive and Rolling Foothills Drive, the Back Bowl occupies a spectacular pocket of Summerlin South surrounded by natural desert terrain and mountain ridges.

It’s also positioned just south of an expansion area of The Summit Club, placing it within an evolving section of some of Las Vegas’s most distinctive real estate.

What’s particularly interesting is how concealed the development feels from many of Summerlin’s more traveled roads.

You could be exploring nearby neighborhoods without realizing that hundreds of new homes are being planned just beyond the surrounding ridgelines.

Of course, once you get above it with a drone, the scale becomes impossible to miss.

We ventured into the construction area, filmed from several elevated locations and captured aerial footage revealing just how extensive this development is becoming.

Meet Ironstone: What’s Coming to the Back Bowl?

Pulte Homes is planning a substantial new residential community called Ironstone, with more than 400 single-story homes anticipated across approximately 231 acres.

Based on currently reported development information, the community is expected to include:

  • Approximately 412+ planned residences
  • Three distinct home collections
  • An anticipated nine to ten home designs across the collections
  • Single-story living
  • A gated residential setting
  • Proposed community amenities and recreational spaces

Interestingly, Ironstone encompasses approximately the same amount of land as neighboring Ascension but is planned for fewer homes.

That raises an intriguing possibility: potentially more generous homesites and additional breathing room between residences. Final lot sizes, however, have not yet been confirmed by the builder.

More Than Just Another New Home Community?

There’s another interesting development taking place behind the scenes.

An August 2026 Clark County design-review application for the Back Bowl includes plans for a clubhouse, guard house and supporting facilities within a portion of the 231-acre property.

The proposal includes recreational amenities intended to complement the residential community.

While final builder details are still forthcoming, this suggests a neighborhood designed around more than simply building additional homes.

Combined with the surrounding desert environment, Ironstone has the potential to become an interesting addition to Summerlin South’s luxury residential landscape.

When Will Ironstone Open?

As of October 2026, preliminary information points to the following anticipated schedule:

Official floor plans, homesite dimensions and starting prices have not yet been released. As with any development in the early stages of construction, the schedule and community details remain subject to change.

Why I’m Keeping an Eye on This One

Having worked in the Las Vegas real estate market for more than two decades, I’ve watched Summerlin evolve through numerous phases of growth.

But discovering the Back Bowl was particularly interesting because of its location and the sheer scale of what’s happening out of sight.

There’s something exciting about standing on a rocky ridge, overlooking acres of newly graded land, and imagining how the landscape will look a few years from now.

We’ll continue following Ironstone as construction progresses, bringing you additional footage, builder announcements, floor plans and pricing information as they become available.

And if you enjoy discovering what’s happening around Las Vegas before everyone starts talking about it, be sure to follow along!
